HOUSE: This remarkable 3 bedroom, 2 bath modu- lar home built in 2002 is 2,984 sq. ft. and is an amaz- ing asset to the property. In 2011, the owners added a 484 sq. ft. den creating an open concept kitchen/ dining area with southern exposure. A mudroom with sink and an outside entrance was also added to the home which is ideal for any country home. Of course its comfortable home viewing the river and wildlife.

LAND: The Witt's Rio Vista Ranch is a well balanced Arkansas River bottom ranch having 48 acres of irrigated land with some of the finest soils the valley has to offer for corn, alfalfa, or grass production. With the exception of the 5 acres of improvements, the balance of the 131 acres is river bottom pasture, tree, and brush country. This area offers not only good pasture but a home to wild life such as white tail and mule deer, turkey, bobcats and an occasional elk. The portion lying between the cropland and the pasture is the meandering Arkansas River.

POLE BARN W/PENS: The 60' x 10' metal Pole Barn has 5 livestock pens constructed of 1.5" pipe paneling.

LIVESTOCK BARN W/PEN: This 105 x 27 foot metal building has 6 indoor stalls and 6 outside associated pen or runs. Behind the stalls is a concrete work- ing or storage area. The stalls and the north walls have poured concrete 6-7" thick about 4' high. The inside stall doors are all 4' doors except for one 10' door. The tack room at the West end is insulated. Water is supplied from 2 inside hydrants with 3 outside hydrants, all frost free. Electricity is 110 & 220. The pens are constructed from 2" steel pipe.

SHOP The 60' x 40' metal shop has a 60' x 15' metal lean-to attached to the South side. The shop has a 6" concrete floor, insulated walls and ceiling, and several windows. The doors consist of an 18' x 18' sliding door and walk-in door. There is both 110 and 220 electricity.

METAL STORAGE: This metal building is 48' x 30' with a concrete floor, a 10' x 8' overhead door, a walk-in door, and 110 electricity.

OTHER IMPROVEMENTS: 2 Gasoline tanks 1 - 300 gal
1 - 500 gal
2 Diesel tanks 1 - 1,000 gal Hwy use
1 - 1,500 gal farm use
2 Van storage boxes

THE WATER: The irrigated farm land has 2 sources of water:
There are 40 shares of The Amity Mutual Irrigation Company water and an irrigation well pumping approximately 800 gpm augmented with 20 shares of Lower Arkansas Water Management Association (LAWMA). A full water right under the Amity is one share per irrigated acre. A LAWMA share on a normal year will allow the pumping of one consumptive acre foot of water.

THE CROP: General crop production on the irrigated cropland is alfalfa hay, wheat or corn. Other crops such as grain sorghum, sunflowers, triticale and irrigated pasture are also prevalent in the area. Because of the current property use alfalfa and pasture grass are planted across the cropland. This type of crop production helps promote and maintain the wildlife population.

THE WILDLIFE & RECREATION: With the Arkansas River dissecting the irrigated cropland from the pasture/brush area, the ranch is a natural holding area for the white tail and mule deer, turkey, and bobcat as previously mentioned. The elk are seasonal tot eh ranch as they migrate up and down the Arkansas River. The river is home to good fishing for catfish throughout most of the summer. Trout, in early spring and fall, have been taken as well. The irrigated cropland, with the river background, makes for easy hunting. What could be more enjoyable than spending your evenings or weekends in the back yard watching the wildlife in their natural habitat. The river water way in the late fall and winter offer some of the best duck and goose hunting in the area. As to other recreation, there is always exploring the ranch on foot, 4-wheeler, or horseback.

WHERE - WITH ALL THE AMENITIES: With all the Witt's Rio Vista Ranch offers one would expect to be isolated and not accessi- ble, but not here. The Ranch fronts State Hwy 196 just 2.8 miles East of Lamar, CO on State Hwy 196. It can be said this ranch is rural living at its best. Domestic and livestock water is supplied from a rural water association. The property has such amenities as highway frontage, close to Lamar, hospitals, shopping, and schools.

BROKERS COMMENTS: It is seldom that a package of the magnitude of the Witt's Rio Vista Ranch becomes available. To find all this land offers, one generally must turn to a much longer and pricier property! With the Witt's Rio Vista Ranch, it's hard to describe or know where to start listing all its attributes. Such intangibles as the climate in Southeastern Colorado with its generally mild open winters, warm summers, and over 300 days of sunshine is a priceless amenity. Definitely it can boast of four seasons. The evening (and daytime) views of river, wildlife, surrounding open farmland and the colorful sunrises and sunsets are all simply spectacular. Take a step forward to the Witt's Rio Vista Ranch a great place to slow your pace, sit back and enjoy life.
