SHOP The 60' x 40' metal shop has a 60' x 15' metal lean-to attached to the South side. The shop has a 6"

windows. The doors consist of an 18' x 18' sliding door
and walk-in door. There is both 110 and 220 electricity.
METAL STORAGE: This metal building is 48' x 30'
with a concrete floor, a 10' x 8' overhead door, a walk-in

THE WATER: The irrigated farm land has 2 sources of water:
There are 40 shares of The Amity Mutual Irrigation Company water
and an irrigation well pumping approximately 800 gpm augmented
with 20 shares of Lower Arkansas Water Management Association
(LAWMA). A full water right under the Amity is one share per irrigated acre. A LAWMA share on a normal year will allow the pumping of one consumptive acre foot of water.
THE CROP: General crop production on the irrigated cropland is
alfalfa hay, wheat or corn. Other crops such as grain sorghum, sunflowers, triticale and irrigated pasture are also prevalent in the area.
Because of the current property use alfalfa and pasture grass are
planted across the cropland. This type of crop production helps promote and maintain the wildlife population.
THE WILDLIFE & RECREATION: With the Arkansas River
dissecting the irrigated cropland from the pasture/brush area, the
ranch is a natural holding area for the white tail and mule deer, turkey, and bobcat as previously mentioned. The elk are seasonal tot eh
ranch as they migrate up and down the Arkansas River. The river is
home to good fishing for catfish throughout most of the summer.
Trout, in early spring and fall, have been taken as well. The irrigated
cropland, with the river background, makes for easy hunting. What
could be more enjoyable than spending your evenings or weekends in
the back yard watching the wildlife in their natural habitat. The river
water way in the late fall and winter offer some of the best duck and
goose hunting in the area. As to other recreation, there is always exploring the ranch on foot, 4-wheeler, or horseback.

ble, but not here. The Ranch fronts State Hwy 196 just 2.8 miles East of
